Dubai's luxury market divides into three games: the beach resorts (where the question is which stretch of Gulf you want, from the Palm's crescents to the island resorts off Jumeirah), the city towers (DIFC for business, Downtown for the Burj), and since 2024 a genuine couture tier; Dorchester Collection's The Lana and One&Only's vertical One Za'abeel. Rates run famously seasonal: November–April is the season, with festive pricing at 2–3× summer, when the same suites go for less than a London entry room. And 2026 is a renovation year: the Burj Al Arab, the Armani Hotel Dubai and The St. Regis Dubai, The Palm are closed for refurbishment as of September, so the list below is what you can actually book, with the reopening dates in the FAQs.

How to Choose
Resort-first trips: One&Only The Palm for couples, Bulgari for privacy, Marsa Al Arab for the newest product, the Four Seasons or Al Naseem for families, Atlantis The Royal when the kids (or you) want the spectacle, MO Jumeira if you want beach *and* Burj views from bed. City-first: The Lana is now the answer for pure luxury (with the Diamond Club's confirmed upgrade sweetening it), One Za'abeel for spectacle, Palace Downtown for the Fountain at your feet, DIFC for work weeks. Points collectors choose between the two Waldorfs; families and entourages who want a house rather than a hotel take a villa at the Biltmore.
Season is half the decision: festive Dubai needs booking by October, while a May or September stay buys the same rooms at close to half price with 33–38°C heat managed by design. Check the renovation calendar before you fall for a photo, too: 2026 has taken the Burj Al Arab, the Armani and the St. Regis on the Palm offline, and the Royal Mirage is renovating its Palace wing; we track every reopening date. As of September 2026: the Burj Al Arab closed in April for an 18-month restoration led by Tristan Auer, with reopening expected in late 2027; the Armani Hotel Dubai in the Burj Khalifa closed on 1 April and is due back in the fourth quarter of 2026; The St. Regis Dubai, The Palm took its rooms offline in April and reopens on 1 November 2026 (its restaurants stayed open); Park Hyatt Dubai is closed until November 2026; and One&Only Royal Mirage's Palace wing is shut, with Arabian Court and the Residence & Spa open.
