Aman Residences: Owning a Piece of the Brand

The hotel brand with no loyalty program sells something more permanent: addresses. What Aman ownership actually looks like in 2026.

By Biirdee Travel. Updated 2026-06-10.

Branded residences have become the engine of Aman's growth — nearly every new project pairs a small hotel with a smaller collection of private homes run by the same staff. For owners, the pitch is the Aman stay made permanent: housekeeping, the spa downstairs, the guest-history service culture applied to your own kitchen. For the brand, it funds buildings no 50-room hotel could. Here is the current map, with the reported numbers (Aman communicates exact pricing privately; treat figures as reported, as of mid-2026).

What Ownership Includes — and What It Doesn't

Residences run on the hotel's bloodstream: 24-hour staffing, housekeeping, in-residence dining from the restaurants below, spa and wellness access, and the option at resort properties to place your villa into the rental program when you're away. Tokyo's 91 homes share Azabudai Hills' Aman amenities; New York's 22 sit above the flagship's 25,000 sq ft spa and Jazz Club; and at One Beverly Hills the residences anchor the brand's biggest Club yet.

What it isn't: a stay product or a status program. Owning doesn't confer free nights across the portfolio, and most owners are already the brand's most frequent guests — see our Aman Club guide for the membership layer that often travels with ownership. For travelers rather than buyers, the rentable resort villas (Amanzoe, Amanyara, Nusa Dua) deliver the residence experience by the night, which is where Biirdee usually starts clients who are residence-curious.

Aman Residences FAQs

How much do Aman Residences cost?

Tokyo's units have been reported from roughly $20–35M with penthouses beyond $135M; New York and the pipeline projects are quoted privately. Resort villas attached to properties like Amanzoe start in the single-digit millions by market.

Can you rent an Aman Residence?

At resort properties, often yes — owners may place villas into the hotel's rental pool, and Biirdee books them like suites with full partner benefits. The urban residences (Tokyo, New York) are private homes, not rentable inventory.

Do owners get hotel benefits?

Owners receive the hotel's services at home — staffing, dining, spa access — and deep recognition across the brand, but no formal free-night currency. Aman has no points system anywhere; see the loyalty guide.

Which residence projects are still buyable new?

As of mid-2026: Niseko (31 homes, 2027), Beverly Hills and Miami Beach pre-sales, and select resort villas. New-project allocations move through private channels early — registering interest beats watching listings.

Residence-Curious?

Start with a night in one: Biirdee books the rentable Aman villas with partner benefits, and connects serious buyers to the right sales channels for the pipeline projects.
