One&Only Prices: What Each Resort Costs, Month by Month

Our own rate checks at the fourteen One&Only resorts we track: four test stays, a midweek stay in every month for a year, and what suites, refunds and taxes add.

One&Only Prices: What Each Resort Costs, Month by Month

We track fourteen One&Only resorts, and the brand prices them nothing alike. On the same November dates, the lowest rate ran from $321 a night at Portonovi in Montenegro to $5,104 at Gorilla's Nest in Rwanda; in July, from $300 at Royal Mirage in Dubai to $6,083 at Gorilla's Nest. So we priced every resort ourselves.

On 3 October 2026 we priced the same stays at all fourteen One&Only resorts we track through our own booking engine (the one behind hotels.biirdee.com), for two adults: 10–13 Nov 2026, 27–30 Dec 2026, 12–15 Mar 2027 and 15–18 Jul 2027, plus a two-night midweek stay (Tuesday to Thursday of the third week) in every month from November 2026 to October 2027. We also scored the 100 most recent verified guest reviews at each resort ourselves. Rates are the lowest per night the engine charged at booking; taxes the resort collects at checkout are extra, and we show them separately below. Live rates change daily: these were the rates on 3 October 2026.

One&Only Prices in Brief

  • The median lowest rate across the resorts was $1,223 a night for 10–13 Nov 2026, $2,728 over New Year (27–30 Dec 2026), $1,320 for 12–15 Mar 2027 and $1,414 for 15–18 Jul 2027.
  • New Year is where prices jump: the median more than doubled from November, Le Saint Géran went from $1,174 to $3,695 a night and Mandarina from $1,257 to $4,997, and four resorts had no rooms on sale at all.
  • Mid-December is a different story: on our third-week December stay the brand median was $1,150 a night, one of the three cheapest months with April ($1,122) and September ($1,131).
  • Breakfast is almost always in the price: the cheapest rate already included it at 92–100% of resorts on our four stays.
  • August is the cheapest month at seven of the thirteen resorts we could price for most of the year, from Royal Mirage ($286) to Reethi Rah ($2,620).
  • Portonovi is the cheapest way into the brand from November to March ($321–332 a night in our monthly checks); Gorilla's Nest was the dearest on every stay where it had rooms ($5,104–6,083).

Reading the Price Tables

Dubai is where One&Only is cheapest to try. Royal Mirage ran $300–1,404 a night on our four stays and One Za'abeel $335–931, and in July both came in under $350 a night with breakfast included. The Palm is the dearest of the three Dubai resorts ($524–2,527), and the most expensive over New Year.

The two Mediterranean resorts flip with the seasons. Portonovi was the cheapest One&Only on our November and New Year stays ($321 and $322) but $1,733 in July; Aesthesis held at $604 through November and New Year and climbed to $1,506 in July. Kéa Island, a seasonal resort, had rooms only on our July stay, villas only, at $3,433.

The Indian Ocean, Mexico and Rwanda are where the money goes. Reethi Rah sold only villas on our dates, at $2,620–3,861 a night, and had nothing on sale over New Year. Palmilla ran $1,054–3,654, and Mandarina sold only treehouses and villas, at $1,105–4,997. In Rwanda, Gorilla's Nest ($5,104–6,083) and Nyungwe House ($1,970–3,014, treehouses only) priced on full board: the cheapest rates there included all meals. Cape Town held at $1,275–1,507 on the three stays it had rooms, and Moonlight Basin, the brand's first ski resort, ran $916 in November to $2,119 in July.

The New Year Jump, and How to Dodge It

Over 27–30 Dec 2026 the median lowest rate across the brand was $2,728 a night, more than double November's $1,223, and the beach resorts drove it: Mandarina's cheapest rate cost about four times its November one, Le Saint Géran about three times, and The Palm and Palmilla roughly twice. Four resorts (Reethi Rah, Cape Town, Kéa Island and Moonlight Basin) had nothing on sale for those dates when we checked on 3 October. Only Aesthesis and Portonovi held their November prices.

The jump is the holiday week, not December. Our December calendar stay, midweek in the third week of the month, had a brand median of $1,150 a night, and Palmilla ($1,150), Mandarina ($1,091), Le Saint Géran ($1,214) and The Palm ($853) cost about a third of their New Year rate, or less. If your dates can move a week earlier, the same resort costs far less.

When to Go, on Our Numbers

August is the cheapest month at seven of the thirteen resorts we could price in at least ten months: Reethi Rah ($2,620, the same from May to September), Le Saint Géran ($924), Palmilla ($815, tied with September), Mandarina ($1,048), The Palm ($533), Royal Mirage ($286, tied with June) and One Za'abeel ($336). April is cheapest at Cape Town ($1,122) and Gorilla's Nest ($3,471), November at Portonovi ($321) and Moonlight Basin ($1,028), February at Nyungwe House ($2,014), and Aesthesis holds at $600 from November to February.

The priciest months are spread across the year: February at Palmilla ($2,109), The Palm ($1,540), Royal Mirage ($809) and Moonlight Basin ($2,699), January at Le Saint Géran ($1,802), March at Mandarina ($4,013), April at Reethi Rah ($3,926), December at Cape Town ($2,201), August at Portonovi ($1,797), and June to October at Gorilla's Nest ($6,082–6,088). The swings are large: Portonovi's August rate was more than five times its November rate, and Mandarina's March rate nearly four times its summer one.

Gaps in the calendar are worth reading. Kéa Island had rooms only from May to September 2027; it opened in June 2024 and runs as a seasonal resort (its 2026 season began on 1 May). Reethi Rah had nothing on sale for February or October 2027, Aesthesis for June and October, and Gorilla's Nest for January and March. October 2027 is thin across the brand (nine of fourteen resorts priced), so treat that month's median with care. "No rooms" means nothing was bookable on our engine when we checked, not that the resort is closed.

Breakfast Is Usually in the Price

At most luxury brands breakfast is the first thing priced separately. At One&Only it usually comes with the room: the cheapest rate we found already included breakfast at every resort on our November and New Year stays, and at all but one in March and July (92% and 93% of resorts). The exception was Reethi Rah, whose cheapest villa in March and July was sold room only; with breakfast, the same stays started at $3,962 and $2,698 a night. In Rwanda the cheapest rates went further and included all meals.

Because One&Only sells its room-only and breakfast rates as different packages, we don't publish a breakfast premium for the brand: compare the breakfast-inclusive rate directly. For contrast, at Waldorf Astoria the cheapest rate included breakfast at only 19–24% of hotels on the same stays.

What Free Cancellation Adds, Resort by Resort

The premium for a refundable rate over a non-refundable one on the same room and board (the median across room types), on each test stay: Nov = 10–13 Nov 2026, Dec = 27–30 Dec 2026, Mar = 12–15 Mar 2027, Jul = 15–18 Jul 2027. n/a: no room was on sale both ways.

Flexibility is often free. The median premium for a refundable rate was 14% on our November stay, 10% in March, 13% in July and 0% over New Year, and at many resorts the cheapest rate was refundable anyway: Reethi Rah's on every stay with rooms, Cape Town's and Portonovi's on all their stays, and Palmilla's on three of four. One Za'abeel charged 1–5% to keep your options open. Mandarina (13–47% on three stays) and Aesthesis (25–27% on three) are where a non-refundable rate makes sense only once your dates are fixed.

What Suites and Villas Cost

The cheapest suite, villa or treehouse per night on each test stay (10–13 Nov 2026 / 27–30 Dec 2026 / 12–15 Mar 2027 / 15–18 Jul 2027), and the highest-priced room category we found across the four.

Suites start close to the room price: across the brand, the cheapest suite cost a median 1.23 to 1.48 times the cheapest room on our four stays. In July the cheapest suite at Royal Mirage was $396 a night and at Palmilla $1,160, not far above their cheapest rooms ($300 and $1,054). Over New Year the gaps blow out: Le Saint Géran's cheapest junior suite was $7,154. The ceilings sit just over $10,000 a night: One Za'abeel's two-bedroom Signature Suite ($10,445), Nyungwe House's two-bedroom villa ($10,440), Le Saint Géran's five-bedroom villa ($10,308) and the Topos Residence at Aesthesis ($10,200).

Taxes the Resort Collects at Checkout

Taxes our engine left to pay at the resort, per night, on top of the lowest rate on each test stay (Nov = 10–13 Nov 2026, Dec = 27–30 Dec 2026, Mar = 12–15 Mar 2027, Jul = 15–18 Jul 2027). None: the engine reported nothing to pay at checkout on that rate.

Compare all-in. Gorilla's Nest left about $867–1,033 a night to pay at the lodge on top of its full-board rate, Reethi Rah about $545 on our November stay, Le Saint Géran about $530 over New Year and Kéa Island about $454 in July. The Palm added about $65–292, and Portonovi and Aesthesis climbed to about $248 and $209 in July. At Palmilla, Royal Mirage, Mandarina and Nyungwe House the engine left little or nothing to pay at checkout on any stay.

How to Pay Less at One&Only

Time it. August is the cheapest month at seven of the thirteen resorts we could price for most of the year, and Dubai in summer is the cheapest One&Only of all: as low as $286 at Royal Mirage and $336 at One Za'abeel in our June to August checks. Portonovi is the winter play at $321–332 from November to March. And if you want the Indian Ocean or Mexico around the holidays, go in mid-December rather than over New Year.

Keep flexibility where it is free. At Palmilla and Le Saint Géran a refundable rate cost 0–3% extra where we could compare, and at Royal Mirage nothing on two of our stays; at Mandarina and Aesthesis, where it cost up to 47% and 27%, book non-refundable only once your dates are certain.

Let the channel do the rest. One&Only runs no points program, by Kerzner's own policy, so how you book decides what comes with the stay. Booked through a preferred partner such as Biirdee, a One&Only stay adds a property credit (typically $100 or more where the program offers one), upgrade priority, early check-in and late check-out priority, VIP recognition and our WhatsApp concierge, plus daily breakfast where the rate does not already include it. And compare all-in: a rate that leaves several hundred dollars a night to pay at checkout is not the bargain it looks.

How much does a night at One&Only cost?

On 3 October 2026 the median lowest rate across the resorts was $1,223 a night for 10–13 Nov 2026, $2,728 for 27–30 Dec 2026, $1,320 for 12–15 Mar 2027 and $1,414 for 15–18 Jul 2027. The middle half of resorts sat between $784 and $1,957 in November and between $585 and $2,718 in July. Taxes the resort collects at checkout are extra.

What is the cheapest One&Only resort?

It depends on the season. Portonovi in Montenegro was the cheapest on our November and New Year stays ($321 and $322 a night) and stays at $321–332 from November to March; in summer the Dubai resorts take over, with Royal Mirage at $300 for 15–18 Jul 2027 and $286 in June and August. One Za'abeel was the cheapest on our March stay ($671).

What is the most expensive One&Only?

Gorilla's Nest in Rwanda: $5,104–6,083 a night on full board on the three stays where it had rooms, plus about $867–1,033 a night in taxes at checkout. Among the beach resorts, Reethi Rah ($2,620–3,861, villas only) and Mandarina over New Year ($4,997) are the dearest.

When is One&Only cheapest?

August, at seven of the thirteen resorts we could price for most of the year. Across the brand, April ($1,122), September ($1,131) and mid-December ($1,150) had the lowest medians in our monthly checks, and February ($1,495) the highest.

Do One&Only rates include breakfast?

Almost always. The cheapest rate already included breakfast at 92–100% of resorts on our four stays; the exception was Reethi Rah in March and July, where the cheapest villa was room only. At Gorilla's Nest and Nyungwe House the cheapest rates included all meals.

Why are One&Only prices so high over New Year?

Demand for the holiday week. For 27–30 Dec 2026 the brand median was $2,728 a night against $1,223 in mid-November, Mandarina rose from $1,257 to $4,997 and Le Saint Géran from $1,174 to $3,695, and four resorts had nothing on sale. A midweek stay in the third week of December cost a brand median of $1,150.
