At the top of the lodging market, the nightly rate is the same almost everywhere you book it. What changes is what rides on the reservation, and whether a hotel room was the right thing to buy in the first place.

This is a guide to three ways of spending the money: the ultra-luxury hotel brands, the staffed villa, and the branded residence. Rates and program terms here are current as of September 2026 and will change, so treat every figure as a benchmark to check rather than a quote. Start With One Rule: Rate Parity

The brands at this level hold rate parity. No reputable channel undercuts Aman, Four Seasons, Rosewood, Mandarin Oriental, Peninsula or Dorchester on their own sites, and anyone promising a secret rate at those brands is selling something else. The corollary is the useful part. If nobody can move the rate, the only remaining variable is what comes attached to it. That is what the advisor programs are. Each group runs an invitation-only or authorized-agency channel that books the same best-available public rate the hotel sells you directly, then adds benefits the direct booking does not carry. The hotel pays the commission out of the rate you were going to pay anyway, which is why a hotel booking through Biirdee carries no booking fee.

Across a three-to-four-night stay at a parity brand, that benefit layer commonly runs $500 to $1,500 in value, per our own hotel guides as of September 2026. On a $3,500 room it is not the reason to book. It is still free.

What the Advisor Programs Actually Add

The programs are not interchangeable, and the differences are worth knowing before you pick the hotel. As of September 2026:

  • Four Seasons Preferred Partner. Daily full breakfast for two per bedroom, a one-category upgrade at check-in subject to availability, and a property credit of $100 per stay for guest rooms or $200 for suites and private retreats. Every Four Seasons participates, and the benefits apply on promotional rates such as Experience More and Stay Longer, which most programs do not allow.
  • Rosewood Elite. Invitation-only, booked at the best available public rate. Daily full breakfast for two, a one-category upgrade at check-in, a property credit that varies by hotel, priority check-in and check-out, and access to Elite-only offers including complimentary nights and double upgrades.
  • Mandarin Oriental Fan Club. The same rate as direct, plus daily breakfast for two, an upgrade on arrival subject to availability, early check-in, late check-out, a welcome amenity and typically a $100 property credit. A few properties confirm the upgrade at the time of booking rather than at the desk.
  • Peninsula PenClub. The one that fixes arrival day. Upgrades are confirmed when you book rather than when you show up, and Peninsula Time lets you check in as early as 6am and check out as late as 10pm. Breakfast for two and spa or dining credits come with it.
  • Dorchester Collection Diamond Club. Invitation-only, with a one-category guest-room upgrade guaranteed at booking. It is not available at 45 Park Lane, or for Studio Rooms at Principe di Savoia. Add full breakfast for two in any outlet including room service, a credit of 100 units of local currency applied to your final bill, and a 24/7 ambassador team.
  • Belmond Bellini Club. Daily breakfast for two, a property credit of up to $200 per stay, a next-category upgrade subject to availability, and a $500 voucher toward a future Belmond experience on any single booking above $10,000. It covers the trains as well as the hotels.
  • Virtuoso. The broad consortium layer. Preferred rates, a one-category upgrade on arrival if the next category is not sold out, daily breakfast for two, early check-in and late checkout, and a Virtuoso amenity usually worth $100 that is not combinable and has no value if unused. Breakfast alone can run up to $65 per person at some Virtuoso properties.
  • Hyatt Prive and the chain programs. Prive covered 401 hotels in 70 countries as of August 2026, with a confirmed upgrade at booking, confirmed early check-in and late checkout outside peak dates, breakfast for two, and a credit of $100 at Park Hyatt or $50 to $100 elsewhere. Marriott STARS and Luminous and Hilton for Luxury add a comparable set at the standard flexible rate, and you still earn points and elite nights.

One detail settles ties. At several brands the advisor booking sits higher in the upgrade queue than a card-portal booking. Four Seasons Preferred Partner upgrades are prioritized ahead of American Express Fine Hotels and Resorts, and both Rosewood Elite and Dorchester Diamond Club take priority over Virtuoso. At every one of these programs, upgrades are priority rather than a promise.

The Eight Brands, and What They Differ On

All eight of these brands deliver a beautiful room. They differ on what a property is for, and those differences are larger than the marketing suggests. Read them as answers to different questions: silence, reliability, place, city, arrival, family, wellness, building.

One rule cuts across all of them. Portfolios at this level are wide, so the brand is a weaker signal than the individual property. Pick the hotel first. Then check which program covers it.

  • Aman. The most expensive and the most consistent. Properties average around $3,500 a night, the highest average daily rate among the major luxury brands, with flagships typically between $2,000 and $4,000 and Aman Tokyo and Aman New York above that. What you are buying is low density and quiet. Amanvari, the brand's first Mexico resort, opened on Baja's East Cape on 1 August 2026 with opening rates recorded between $3,900 and $6,200.   • Four Seasons. The highest operational floor in the business. Book it when the trip cannot go wrong: work with family attached, a first long-haul with small children, a city you do not know. It is also the only group here whose advisor benefits apply identically across the entire portfolio, resorts and city hotels alike. The Four Seasons guide has the full list.
  • Rosewood. Sense of place, delivered through buildings rather than service theater. The 2026 openings tell you the strategy: Rome inside the former headquarters of the Italian social security agency, Milan at the edge of Via Montenapoleone with 70 rooms, and a 154-room resort on Crete looking out at Spinalonga.   • Mandarin Oriental. City hotels and spas, increasingly at boutique scale with a residential component attached. Mandarin Oriental Mayfair opened in June 2024 with 50 guestrooms alongside 77 private residences. Grand Cayman follows with 92 rooms and 89 residences.   • The Peninsula. Twelve properties, weighted toward cities, and the best arrival logistics of the group. PenClub confirms the upgrade at booking and gives you a 6am check-in and a 10pm checkout, which after a long-haul flight is worth more than anything inside the room. Start with the PenClub guide.
  • One&Only. The smallest portfolio here at fourteen resorts, which makes it the brand where the choice is genuinely property by property rather than brand by brand. Our One&Only guide is the place to compare them.
  • Six Senses. Wellness as the product rather than as an amenity, at a lower price point than Aman for a related idea. The London debut on 1 March 2026 is the clearest statement of intent: 109 rooms and suites at The Whiteley in Bayswater, 14 branded residences, and the brand's first private members' club.   • Cheval Blanc. LVMH's hotel brand, six maisons, and a collector's brand rather than a network. You book Cheval Blanc because you want that specific building. Cheval Blanc Paris shows rates from about $2,122 a night on booking sites as of September 2026, with recent bookings nearer $3,364, and a Porto Cervo property in Sardinia is in the pipeline. The Price Reality, and How to Read It

Three numbers frame the tier as of September 2026. Aman averages around $3,500 a night across the portfolio. Cheval Blanc Paris shows from about $2,122 on booking sites. The Peninsula London shows from roughly $1,746 on one booking site and as low as $997 on some dates on another.

That last spread is the lesson. Those are online travel agency snapshots taken on particular dates, not published rack rates, and the gap between them is seasonality and inventory rather than a deal waiting to be found. Price the specific dates, the specific category and the specific property, then compare. A brand-level average tells you which league you are in and nothing else.

The Villa Question: Count Bedrooms, Not Nights

A hotel prices a room per night. A villa prices a house per week. Comparing the two rates is the mistake. Comparing the two totals is the decision.

Run it properly. Price the villa for the week you want. Price the same week as the number of rooms or suites your group would actually book, at the hotel you would actually choose, with the advisor benefits attached. Then adjust for what each side leaves out: the villa's food bill, the staff you add, the cars you need because there is no lobby; the hotel's restaurant meals, the second suite, the connecting rooms that may not exist on your dates.

Our own rule of thumb is judgment rather than data. At four bedrooms and up, the villa usually wins on both money and sanity. Below that the hotel usually wins, because a villa's staffing overhead is priced into bedrooms nobody is sleeping in.

When the Villa Wins

The cases where we steer clients toward a house rather than a suite:

  • A group on different clocks. Four adults who want breakfast at 6am, 9am and noon are a villa problem, not a hotel problem. One kitchen and one staff solve it. A concierge and three room-service orders do not.
  • Small children, or several families. Bedtimes, naps, and a pool nobody else is using. The value is not luxury. It is the absence of an audience.
  • A destination where the best real estate is not a hotel. Saint-Tropez, Cap Ferret, and parts of Greece, Spain and Italy are markets where the villa agencies concentrate, and where the best house on the hill is a house rather than a resort.
  • A long stay, or a low profile. Past a couple of weeks, hotel life costs you more in restaurant fatigue than in money, and a kitchen changes the shape of the trip. A house also means your name is not read aloud at a front desk twice a day, which for some people is the entire point.

How Villa Rental Actually Works

The mechanics differ enough from a hotel booking to deserve their own paragraph.

  • The channel is an agency, not a listing site. Le Collectionist markets villas and chalets across Saint-Tropez, Cap Ferret, Greece, Spain, Italy and North America, with a private concierge before and during the stay and advisors who build a shortlist rather than handing you a search box. Airbnb Luxe, built on the Luxury Retreats business Airbnb acquired, sits at the other end of the same idea.
  • There is no rate card. Le Collectionist publishes no headline pricing, and neither does most of this market. The number turns on the house, the week and the staffing, and two villas that look identical in photographs can be two different products at the same price.
  • Get the staffing list in writing. Chef, housekeeping, driver, house manager and concierge may be bundled into the weekly rate or billed separately, and food is generally charged on top at cost. This is the biggest source of surprise on a villa bill, and the only way to compare two quotes honestly.
  • Book earlier than feels necessary. The agencies push early booking for summer for a reason. In the peak weeks the houses worth having are committed long before the dates feel real.
  • The hotel option does not disappear. Several resorts sell villas on property, priced by pavilion, villa and season, which gets you the space of a house with hotel service and the advisor benefits still attached. For a group of six that is often the right compromise.

Branded Residences and the Long Stay

A branded residence is a deed, not a booking. You own the unit, the hotel operator runs the building, and you pay for that operation for as long as you hold it.

The premium is measurable. A 2026 investor analysis put the global branded-residence premium at about 33% over comparable unbranded property, attributed to amenities, scarcity and brand trust. Prices run from roughly $500,000 in emerging markets such as Bangkok and Phuket to $5 million to $50 million and beyond for flagship penthouses in Miami, New York and London. Four Seasons, Ritz-Carlton, Marriott, Aman, Rosewood and Six Senses are the most active brands by new supply.

None of what follows is tax, legal or investment advice. A residence purchase is at least as much a tax and financing question as a travel one, and that part belongs to your own advisors. What we can give you is the shape of the market.

What the Entry Points Look Like

Reported pricing as of September 2026, at the brands buyers ask us about most:

  • Four Seasons, at the accessible end. Four Seasons Private Residences Jacksonville launched sales on 21 January 2026: 26 homes of two to five bedrooms, 1,930 to 7,936 square feet, priced from $4.7 million, opening in 2027. In Henderson, Nevada, Four Seasons residences at MacDonald Highlands start at $3.5 million for a 2,200-square-foot one-bedroom, at $1,400 to $2,200 a square foot, with penthouses expected above $20 million.
  • Aman, at the top. Aman Beverly Hills residences are priced from about $20 million at roughly $7,000 a square foot, reported as the highest price per square foot of any branded residence project currently selling in Southern California.   • Ritz-Carlton and Mandarin Oriental, at scale. The Ritz-Carlton Residences in West Palm Beach are priced from $3 million to $15 million and up. Mandarin Oriental's 42 oceanfront residences at St. James' Point on Grand Cayman start from $8 million.
  • The honest counter-case. Branded does not mean liquid. The Ritz-Carlton Residences in Portland listed units from $850,000 to $7.85 million and closed only 11 of 132 units across 2024 and 2025, at an average $274,000 below original list, according to an appraisal analysis published in January 2026. A brand on the door is not a floor under the price.

The Mistakes That Cost the Most

  • Booking off Instagram. The feed selects for the photograph, not the stay. The infinity pool is real. The two-hour transfer, the construction next door, and the fact that the good rooms are the ones not in the picture are all out of frame.
  • Paying rack rate at a parity brand. You cannot beat the rate. You can leave $500 to $1,500 of breakfast, credits and upgrade priority on the table by booking direct, and most people do.
  • Buying the brand instead of the property. An Aman in one country and an Aman in another are different products wearing the same logo. So are two Four Seasons in the same city.
  • Booking a room when the trip needed a house. Six people in three suites ordering three separate breakfasts is the most expensive way to have a worse time.
  • Telling us after the reservation exists. Program benefits attach when the booking is made. A reservation already sitting in your own name at a parity brand cannot always be moved into the preferred channel. The message costs nothing. The timing costs something.

How We Book Hotels

  • At what group size does a villa beat a hotel? Our rule of thumb is four bedrooms, but run the comparison rather than trusting the rule. Total for the week against total for the week, including the villa's food and staffing on one side and the hotel's restaurant meals and second suite on the other.
  • What does a villa week actually cost? There is no honest published answer, which is itself the answer. Villa agencies including Le Collectionist do not publish headline pricing, and the number turns on the specific house, the week and the staffing. Any quoted range for a generic villa in a given destination is a guess.
  • Is a branded residence a good investment? That is a question for your own tax, legal and financial advisors, not for us. The market data we can give you: a 2026 analysis put the global branded-residence premium at about 33%, and a brand does not guarantee resale. The Ritz-Carlton Residences Portland closed 11 of 132 units across 2024 and 2025, averaging $274,000 below list.
